Booking Terms & Conditions

We are committed to making your stay as comfortable and memorable as possible for all the right reasons.  We really want to help you enjoy your stay.  

Full payment is required before guests are given access to accommodation.

In the event of a cancellation of a booking the following cancellation policy will apply:

Up to 31 days prior to arrival, forfeit 50% of total rental, plus bank charges. Less than 30 days prior to arrival, forfeit 100% of total rental, plus bank charges.

  1. The maximum occupancy of the unit – as stated on your booking form – must not be exceeded under any circumstances.  Failure to adhere to this will result in the extra people having to move out with immediate effect or the booking will be cancelled and no refund given. 

NB: REGRET NO STUDENTS UNDER 21YRS ALLOWED UNLESS ACCOMPANIED BY A PARENT OR WITH PRIOR ARRANGEMENTS

  1. Strictly no refunds on early departure.
  2. The unit you have booked on line is the unit you will receive on check in.  The onus is on the guest to check you have booked the correct unit for your requirements.  Please don’t ask for another unit on check in as it probably won’t be available. 
  3. The guest will be held liable for any damages or losses in the apartment. 
  4. 1 hour cleaning service – Monday to Sunday includes – making up of beds, cleaning of bathrooms, sweeping of floors, washing breakfast dishes.  Linen will be changed every 7th day.  Dirty towels are changed every 3rd day – water is precious.  Please hang up towels that do not need changing. Guests are supplied one hand towel and one bath towel on arrival.  Any extras requested are chargeable.  (If you don’t require your unit serviced please let me know the night before so we don’t book housekeeping staff)
  5. On departure the onus is on the guest to leave the apartment in a reasonable condition and replace furniture to its original position. 
  6. In the unlikely event of the apartment stipulated not being available for the period hired, we reserve the right to provide alternative suitable accommodation at the Breakers.
  7. Bath towels are supplied for use by guests inside the unit and are not for use at the pool or beach.  Pool towels can be obtained at the front reception for a small surcharge and refundable deposit. 
  8. This is a strictly non-smoking unit (even out the window).  Be considerate of the next incoming guest and use the designated areas. Failure to adhere to this request will lead to a fine.
  9. The apartments are for the paying guests accommodation use only and may not be used to entertain friends or hold parties.
  10. Please also be advised, owners of the privately owned section of the resort are entitled to renovate or maintain their apartments during Aug-Oct. Guests may experience some noise and disturbance during 9:00a.m to 3:30p.m Monday to Friday during this time. We apologize for any inconvenience but it is a necessary evil.
  11. The guest agrees to waive all rights to compensation, in respect to injury to persons or loss of or damage to property which may occur whilst on or about the Host’s premises, and agree to indemnify the Host/Agents in respect of all claims for personal injury or loss of/or damage to property which may occur during their stay on or about the Hosts premises.
  12. Should any issues arise within the rented unit during your stay please contact us using the details below. However should any issues, complaints or problems arise with regards to facilities outside the rented unit, (these are beyond our control and do not fall under the jurisdiction of Beachbreak Holiday Letting or our staff) and should be addressed by the Breakers Resort General Manager on Duty.  This includes the restaurant, its staff as well as any onsite activities such as pools etc.
  13. On departure, kindly ensure that all windows are closed. Air conditioners and lights are switched off and safe key placed back in safe as you found it.
  14. Please ensure you book out at front reception and leave the access card.
  15. Should you require any maintenance services, kindly contact myself Debra Stevenson on 0837882736 or Kevin on 0824181552 before 10:00a.m.  For all other queries or requests we are contactable during office hours from 9:00a.m to 5:00p.m weekdays.  The office is closed on weekends but we are contactable by SMS or WhatsApp for emergencies.
